For all its flaws, my state (or maybe just my county) is blessed with low yearly real-estate tax rates. Last year, for example, I paid $157US tax on my home. This year's bill just arrived. I'm paying $78.76 tax on my home : I've no idea what happened to cause the drop, but I ain't complaining!

As to a potential Oblivion remake, I've no interest unless the following three criteria are met, the first two of which will surely not be.
1) Cyrodill is reimaged to match the scale used in Daggerfall. In other words, it should be orders of magnitude larger than it is now, with lots more villages and so on, and its major cities greatly expanded in size.
2) That wonderful NPC AI system depicted in a pre-release video but jettisoned due to at-the-time unsolvable kinks is fully implemented. They'd had two decades to iron out its flaws, for goodness sake.
3) Fully moddable (with no restrictions) to the same extent original Oblivion is.
